【大成建設グループ】イルミ高円寺は〈絶強の家・パルコン〉

高円寺駅からほど近い場所にある「T&Space ilmi（イルミ）」は、カフェやイベントスペース、レンタルスペースを兼ね備えた複合施設。その建物自体にも、実は大きな特長があります。

この建物は、大成建設ハウジングが手がける〈絶強の家・パルコン〉シリーズ。地震・火災・風雨に強く、都市生活に安心をもたらす「プレキャストコンクリート住宅」として知られています。工場で精密に製造されたコンクリートパネルを現場で組み立てる独自の工法により、高精度かつ高耐久な構造体を実現しています。

パルコンって、実際どうなの？

「鉄筋コンクリートの家」と聞くと、大きなビルや豪邸を思い浮かべるかもしれません。でも、パルコンはもっと身近で、現実的な選択肢。コンクリートの強さはそのままに、居住性やデザイン性にも優れていて、温もりのある暮らしが可能です。外からの騒音も少なく、室内はとても静か。そして何より、耐震・耐火・耐風と、どんな災害にも強い構造なので、「住んでいて安心できる」という声が本当に多いんです。

また、パルコンは自由度の高い設計も魅力。中庭やバルコニー、ガレージ付きの住まいなども柔軟に対応できます。実際にilmiの建物も、テラススペースや大開口のガラス扉などを備えた、開放感があり、デザイン性も高い設計になっています。

カヤケンが創った「イルミ高円寺」

この建物を企画したのは、私たちカヤケン合同会社です。大成建設グループの住宅部門を担う大成建設ハウジングの技術力を評価し、建物全体の性能と将来的な活用価値を考えて〈パルコン〉を選びました。1階には自社が運営するカフェスペース「T&Space ilmi」を構え、2〜3階は賃貸マンションとして活用。店舗の内装設計も自社で行い、デザイン・機能ともに満足できる空間に仕上げています。

さらに、建物完成後の管理も含めて自社で一貫対応。いわば「建てる・使う・貸す・守る」のすべてを、カヤケン自身で運営しているプロジェクトです。

【Taisei Group】 Ilmi Koenji is Built with “Palcon” — The Absolute Strength Home

T&Space ilmi, located just a short walk from Koenji Station, is a multi-purpose facility combining a café, event space, and rental space. But beyond its functions, the building itself has a remarkable feature.

This property belongs to the “Palcon” series by Taisei Corporation Housing, known for its outstanding earthquake, fire, and weather resistance. Built with precast concrete panels manufactured with high precision in factories, Palcon offers superior durability and structural accuracy through its unique assembly method on-site.

What is Palcon really like?

When people hear “concrete home,” they might imagine high-rise buildings or luxury mansions. But Palcon offers concrete strength in a much more familiar, realistic option. It balances strength with excellent comfort and design, creating a warm and inviting living space. The interior remains quiet thanks to excellent sound insulation, and most importantly, it delivers true peace of mind with its superior resistance to earthquakes, fires, and typhoons.

Palcon also allows for highly flexible designs, including courtyards, balconies, and attached garages. In fact, Ilmi features spacious terraces and wide glass doors, creating a bright and open atmosphere with sophisticated design.

This project was developed by Kayaken LLC. Recognizing the advanced technology of Taisei Corporation Housing, we selected Palcon to ensure superior performance and long-term value. The first floor houses our own café “T&Space ilmi,” while the upper floors are utilized as rental apartments. The interior design of the commercial space was also handled in-house, resulting in a highly satisfying balance of function and aesthetics.

From planning and construction to post-completion management, we handle everything directly. In short, this project is fully operated by Kayaken — from “building, using, renting, to maintaining.”
